Sealcoating asphalt allows pavement to stay flexible for as long as possible by protecting the binder (liquid asphalt) that holds the pavement together. Over the past 25 years we have been leaders in innovation when it comes to materials and application techniques. We are the first company in Northern California to perfect our own spray-on sealcoat machines. This method is the only way to get coverage on tight surfaces—which we find on 90% of the lots we seal—and a uniform appearance.

SURFACE PREPARATION

Preparation is the most critical step of the sealcoating process and is most often the indicator of a poor job. The surface must be perfectly clean and all cracks 1/4″ and larger need to be blown out and filled with a high-quality, hot-applied crack filler such as Craftco or Duraseal. DRYCO sealcoating solutions always include hot-applied crack filling to ensure that the finished product meets our standard of quality. Also, any striping changes need to be covered with black paint so they don’t show through—a phenomenon known as ghosting—as the sealcoat wears off.

SPRAY-ON APPLICATION

Most surfaces have been sealcoated more than once in their lifetime. This creates a “tight surface” where all the voids have been filled and the sealer has worn off the rocks, giving the surface a worn-out appearance. The squeegee method of applying sealcoat pulls the sealer off the tight surface and creates streak marks, so DRYCO re-engineered our machines to spray the material instead. You get more sealer on the ground spraying than you do when you squeegee, and this equates to greater value for our customers and a seamless appearance.

  • Establish equipment and trucking stage point each morning
  • Remove existing rusted, buried, and falling chain-link fence
  • Remove small organic materials
  • Cut one small area of fence to allow panic gate exit
  • 2 working days

Prep & Installation of New Fence

  • Set 4” square 11-gauge post in concrete footings at 8’ on center along sloping grade
  • Measure each slope for custom fabricated fence panels
  • Custom build dual top rail single bottom rail 8’ high with 1-1/2” Square pickets spaced 3-3/4” on center
  • Hot-dip galvanize after fabrication, followed by powder coat
  • Weld panels to posts and touch up welds with matching paint
  • Pave for new panic gate walkway
  • Install one exit gate with panic bar to match existing materials
  • 14 working days

Challenges

  • Working on heavily sloped hillside- limited working space
  • Custom 3 rail fence panels following dramatic grade all hot-dip galvanized
  • Did I mention it was custom built to the slope of the hill? Meaning each picket and rail were spaced and aligned to follow a very specific slope prior to being hot-dip galvanized and powder coated
  • Welding in dry high vegetation area- fire extinguisher on standby!
  • Any mistakes in measurement or construction would have resulted in weeks of time added to work date- there were none.

Challenges

  • Winter start, rain, wet subgrade, maintaining tenant access, coordination of other trades, work around separate solar installation project.
  • While milling the old asphalt, we encountered soft subgrade at two locations. First location, we blended subgrade with asphalt grindings to stabilize, the other we imported Class II AB with equal success.
  • Scheduling , weather and a complex full of residents keep the job interesting, and the managers busy, but we got through the entire project without any major interruptions or complaints.
  • Careful strategic planning rendered good production times with minimal delays.
  • 26 separate proposals and 5 change orders showed DRYCO’s dedication to the project requirements.
  • Not one failed inspection with the City of Fresno.
  • Outside contractors (separate contracts) trenched though our new asphalt, drilled holes in it, drove cranes on it, and installed solar canopies over our work areas.. Very challenging, but we adapted.
